The Price Per Square Foot Conundrum

October 24th, 2023

The first and most common question we get asked by potential customers is "What is the average price per square foot of the homes you build?". On the surface this is a simple equation - total contract price divided by the total square footage - but, when you dive into the details you'll see why this question is so hard to answer.

There is no standardized medthod of determining the definitions of "total contract price" and "total square footage".

Should the "total contract price" used for the price per square foot equation include lot development such as a septic system and a well, a propane tank, landscaping, or fencing if those costs are in the contract? How about the cost of the driveway and gravel or asphalt road for homes in rural areas. If the customer elects to upgrade or change their selections beyond the contract amount should those costs get added to the equation? When considering the "total square footage" of a home does this include the garage, unfinished areas such as storage rooms or basements, or bonus attic space?

For this reason we find that the price per square foot equation is unreliable and inconsistent across the industry.

On the surface Condron Homes has a price per square foot average that is higher than other builders in the area and here's why.

The contract you sign with Condron Homes is a true contract price. Included in that number is lot development, exterior stone accents and a lamp post, upgraded hard surfaces throughout your home, a walk-in mud set shower, 9 foot ceilings, upgraded building materials and craftsmanship ensuring your investment will stay quality for generations, and so much more. The burden of planning, building, and warrantying the home is put on Condron Homes so you can enjoy the building process with clarity and high-quality communication. When you choose Condron Homes as your builder there is no need to rent a porta potty, hire an excavator, purchase your own builders risk policy, or pay for permit fees yourself - you are taken care of.

Our reputation for being able to handle large, luxury, or tricky homes attracts projects like that. A cabin on the Pend Oreille river in a flood zone surrounded by trees is going to need more lot development and structure upgrades than one of our homes in the Wandermere Heights gated neighborhood. Our ability to take care of our customers unique needs - whatever they may be - will be our greatest measure of success.
